Room Inventory

« Back to Glossary Index

Room Inventory refers to the number of hotel rooms available for sale during a specific period. It represents the accommodation capacity that a hotel can offer, taking into account rooms that are out of order, out of service, or otherwise unavailable.

How It Works

Room inventory is a fundamental input for hotel revenue management. Revenue managers use it to calculate occupancy, RevPAR, and other performance indicators, while monitoring room availability across dates, room types, and distribution channels.

The number of rooms physically in the hotel may differ from the number available for sale. For example, rooms undergoing maintenance may need to be excluded from the sellable inventory.

Practical Example

A hotel has 200 physical rooms. On a particular night, 5 rooms are out of order and unavailable for sale.

Available Room Inventory = 200 − 5 = 195 rooms

If 156 rooms are sold, occupancy based on the 195 available rooms is:

Occupancy Rate = (156 ÷ 195) × 100 = 80%

How to Interpret Room Inventory

Accurate inventory management helps prevent overselling rooms that cannot be accommodated and ensures that occupancy and revenue performance are calculated using the appropriate room availability figures.

Inventory can change daily due to maintenance, room closures, operational restrictions, or changes in the hotel’s sellable capacity. The precise inventory definition may vary depending on the hotel’s reporting standards and the KPI being calculated.
