Room Type refers to a category of hotel rooms grouped according to shared characteristics, such as bed configuration, room size, occupancy capacity, layout, amenities, or view.
How It Works
Hotels organize their room inventory into different room types to manage availability, pricing, and guest preferences. Examples include Standard King, Two Queen Beds, Studio Suite, Executive Suite, and Deluxe Room.
Room types may have different rates based on their features, demand, and positioning. The number of rooms available in each category is important for reservations, distribution, and revenue management.
Practical Example
A hotel has 200 rooms distributed across three room types:
- Standard King: 100 rooms
- Two Queen Beds: 60 rooms
- Executive Suite: 40 rooms
Total Room Inventory = 100 + 60 + 40 = 200 rooms
If all 40 Executive Suites are booked, the hotel may still have rooms available in other categories. However, those rooms may not meet the needs of guests specifically seeking an Executive Suite.
How to Interpret Room Type
Accurate room-type management helps hotels sell the right inventory, prevent availability errors, and identify opportunities to optimize room revenue.
Revenue managers may adjust pricing by room type according to demand, remaining availability, booking patterns, and the price difference guests are willing to pay for additional space or amenities.
Room-type names and classifications should be consistent across the PMS, booking engine, and distribution channels to reduce confusion and booking errors.
