Room Nights

« Back to Glossary Index

Room Nights represent the number of hotel rooms booked or occupied over a specified number of nights. The term is commonly used in hotel reporting, reservations, group business, and revenue management.

A room occupied for one night represents one occupied room night. A reservation for three rooms over two nights represents six room nights, assuming all three rooms are used for both nights.

Depending on the report or calculation, room nights may refer to booked, confirmed, picked-up, or actually occupied room nights. The specific definition should always be clear.

How It Works

Hotels use room nights to measure booking volume, monitor group pickup, evaluate demand, and analyze room revenue.

Room nights can be calculated for individual reservations, groups, market segments, distribution channels, or specific reporting periods.

Formula:

Room Nights = Number of Rooms × Number of Nights

For reservations with different room quantities or lengths of stay, calculate the room nights for each reservation and add the results together.

Practical Example

A corporate group reserves 15 rooms for three nights.

Room Nights = 15 rooms × 3 nights = 45 room nights

If the group rate is CAD 180 per room per night, the potential room revenue is:

45 room nights × CAD 180 = CAD 8,100

This calculation assumes that all 45 room nights are realized at the stated rate and excludes taxes, additional charges, cancellations, and other adjustments.

How to Interpret It

Room nights measure volume, not profitability. A hotel can generate a large number of room nights while achieving relatively low room revenue if rates are heavily discounted.

Revenue managers therefore analyze room nights alongside ADR, RevPAR, occupancy, and other performance indicators.

It is also important to distinguish booked room nights from occupied room nights. Booked room nights reflect reservations recorded in the system, while occupied room nights reflect rooms actually occupied during the reporting period.
