Yield Management is a hotel revenue management approach focused on selling the right room inventory to the right customer, at the right time and price, to maximize room revenue from a relatively fixed and perishable inventory.
How It Works
Hotels use yield management techniques to adjust rates, manage availability, apply booking restrictions, and allocate rooms across customer segments and distribution channels.
These decisions are informed by demand forecasts, booking pace, remaining inventory, historical booking patterns, and market conditions.
Yield management traditionally emphasizes maximizing revenue from available inventory, while modern revenue management often takes a broader view that includes demand forecasting, customer segmentation, distribution costs, and profitability.
Practical Example
A hotel has 100 rooms available for a particular night. Early in the booking window, demand is low, so the hotel offers rooms at CAD 160.
As the arrival date approaches, bookings accelerate and only 15 rooms remain available. Based on the updated demand forecast, the revenue manager increases the rate for the remaining rooms to CAD 210.
Potential revenue from the remaining 15 rooms at the new rate:
15 × CAD 210 = CAD 3,150
The rate adjustment is intended to capture stronger demand. The actual result depends on whether guests accept the new rate and how many rooms are ultimately sold.
How to Interpret Yield Management
Yield management helps hotels make pricing and inventory decisions as demand changes. Its objective is not simply to charge the highest possible rate, but to optimize revenue from available rooms under changing demand conditions.
Effective yield management requires balancing rate and occupancy while considering booking restrictions, customer segments, and the risk of leaving rooms unsold.
