Revenue per Available Guest (RevPAG)

« Back to Glossary Index

Revenue per Available Guest (RevPAG) is a hotel performance metric that measures revenue in relation to the number of guests accommodated or expected during a specified period.

Depending on the hotel’s methodology, the metric may use total hotel revenue or a defined category of revenue and may be calculated using actual guests or an estimate of expected guests. The calculation basis must be clearly stated because RevPAG is not defined consistently across all hotel reporting systems.

How It Works

Hotels may use RevPAG to understand how effectively they generate revenue relative to their guest volume.

When the metric uses total hotel revenue and actual guest count, it can help evaluate the contribution of room sales, food and beverage, parking, spa services, and other offerings.

Illustrative Formula:

RevPAG = Total Revenue ÷ Number of Guests

The hotel should specify whether the denominator represents guests staying during the period, guest arrivals, or another defined measure.

Practical Example

A hotel generates CAD 120,000 in total revenue during a reporting period and records 800 guest stays under its chosen reporting methodology.

RevPAG = CAD 120,000 ÷ 800

RevPAG = CAD 150 per guest

This result means that the hotel generated an average of CAD 150 in revenue for each guest counted under the selected methodology.

The example is illustrative; actual reporting definitions may differ.

How to Interpret It

A higher RevPAG may indicate that the hotel is generating more revenue relative to its guest volume. This could result from higher room rates, increased spending on food and beverage, successful upselling, or greater use of ancillary services.

However, RevPAG should not be interpreted as a profitability measure. Higher revenue per guest may also involve higher operating costs.

For meaningful comparisons, hotels should use consistent definitions for both revenue and guest counts, and consider guest mix, length of stay, occupancy, and the services available at the property.
